Start with your contract, not the headline salary
For a prison officer, the useful mortgage question is not simply your annual salary. It is which hours you are contracted to work, which payments make up that figure and whether anything is about to change. We help you put those details into a clear application.
This page focuses on HMPPS prison officers in England and Wales. Do not apply its employment details to private prison operators, Scotland, Northern Ireland or probation-service roles. Your own terms take priority. A prison service role does not remove the lender's checks on affordability, credit, deposit and the property.
Different questions at each stage
Recruit or trainee
Bring the appointment details and identify any conditions still outstanding. Record the expected start date, training timetable and current contractual pay. Discuss property deadlines before basing an offer on earnings you hope to receive later.
Established officer

Moving or remortgaging
Start with the current mortgage balance, deal end date and moving budget. If your plans include a different prison, ask for the proposed employment terms early and review your commuting costs alongside the new housing payment.
Training hours and advertised pay are not the same thing
The HMPPS role overview says trainees begin on a 37-hour contract, with the option to increase to 39 or 41 hours after initial training. Those later hours should not be treated as your current contract until agreed and evidenced.
The official pay tables already include unsocial-hours pay and, where applicable, a market supplement. Do not add these again. Inner London, outer London and other locations have different pay arrangements. Some Band 3 sites have supplements which are separate from base salary and can be withdrawn.
Ask for a breakdown matching your hours and establishment. If figures disagree, resolve that with payroll before submitting an application. The aim is one understandable total, with its components identified, not a larger number assembled from overlapping figures.

Would the payment work without extra shifts?
Build a household budget that does not rely on continually taking on more work. Include travel, childcare, loans and the costs of running the home. Compare your usual month with a quieter one and decide what payment leaves breathing room. This is a planning exercise, not a lender's affordability calculation. Being offered a loan would not, by itself, make that payment comfortable for you.

Define the borrowing need
We discuss the property price or existing balance, deposit and available savings. Separate money needed for fees and moving from the deposit. Include the other applicant's income and spending where you are buying together.
Check the evidence route
We identify the relevant income categories and check lender requirements before submission. Where a payment's terms are unclear, we ask for clarification. An employer letter should confirm facts, not describe a reviewable payment as permanent to fit a lender's wording.
Keep the timetable realistic
Match your employment dates to the property transaction or current deal expiry. We explain the proposed approach and costs, and ask you to flag changes promptly. A preliminary borrowing discussion is not a mortgage offer or permission to commit financially.
