Civil servant and Fast Stream mortgages
Starting a government role or moving to your next posting? Bring your home plans and employment timetable together. We help UK-based civil servants consider mortgage options around appointment dates, contract changes and the cost of relocating.

Plan around your role, not a label
A Civil Service job title does not establish what you can borrow. Your income, commitments, deposit, credit history and chosen property still matter. We look at what your employment documents confirm and what will change before you move.
This page covers domestic appointments and moves across departments, including the Fast Stream. It is practical preparation for an individual mortgage assessment, not a promise of preferential rates or relaxed checks for government employees.
Three moments to review your plans
Starting a UK role
Distinguish a provisional offer from a confirmed appointment. Civil Service Jobs guidance makes provisional offers subject to pre-employment checks. Tell us which stage you have reached before setting a purchase timetable.
Joining the Fast Stream
The official programme describes permanent employment with different postings. A placement's end date is not necessarily your employment end date: use your actual contract to explain the arrangement.
Moving department or location
Ask HR to confirm your new pay package. Government transfer guidance says allowances do not automatically follow a move; location-related pay can change even without moving house.
Appointment letters, probation and the right timing
An appointment letter can help establish salary, start date and employment terms, but it is not automatically sufficient for every lender. Published lender criteria show why the confirmed start date, contract type and supporting documents matter when considering a new job.
Bring the complete terms, including probation and outstanding conditions, rather than just the salary page. We can check the chosen lender's current requirements and explain whether it needs anything further. Acceptance of future employment is not a Civil Service entitlement, and the full application still needs to qualify.
Prepare a clear employment and money timeline
Use this as a discussion checklist, not a universal document requirement. Your adviser will explain what the selected lender needs.
Appointment
- Question to resolve
- What is confirmed, and when does pay start?
- Useful evidence
- Contract, appointment letter and any outstanding conditions.
Employment change
- Question to resolve
- Permanent employment, fixed term or a temporary posting?
- Useful evidence
- Contract dates, transfer confirmation and relevant employment history.
Income after moving
- Question to resolve
- Which payments continue at the new location?
- Useful evidence
- Current payslips and HR confirmation of revised pay.
Available deposit
- Question to resolve
- What remains after buying and relocation costs?
- Useful evidence
- Savings records, funding explanation and a separate moving budget.
Keep moving money separate from deposit money
Set aside legal, survey, mortgage and removal costs, plus any property purchase tax that applies. Add temporary accommodation, overlapping rent and new commuting costs to your own budget. Keep a contingency rather than committing every available pound to the deposit. Fast Stream relocation support is currently available only after starting the scheme; check eligibility, payment timing and permitted expenses with HR before counting on it.
Turn the timeline into a mortgage plan
Map the dates
Compare your confirmed start or transfer date with your tenancy, proposed purchase and any existing mortgage deal end. Flag uncertainties so the plan can accommodate them.
Rework the household budget
Use documented pay, not an assumed future promotion. Include your partner's work changes, childcare and travel. Compare buying now with renting temporarily if your next base is unclear.
Check, then keep us updated
We review lender requirements and explain the proposed route and fees. Tell us promptly if your contract, pay or intended property use changes during the application.
For civilian diplomatic or government overseas postings, see FCDO and Crown Servant mortgages. Military personnel and service families should use our Armed Forces mortgage page. For AHA and operational shift pay, see Home Office and Border Force mortgages. Those circumstances need separate consideration from general UK-based employment planning.
